Timber is one of the most variable line items on any UK materials schedule. Grade, treatment, moisture content and section size all move the price significantly. This timber selection guide explains the structural grades, treatment classes, sheet materials and ordering disciplines UK builders need to know to specify the right timber the first time and avoid expensive call-backs.
Structural Timber Grades — C16 vs C24
UK structural timber is strength-graded to BS EN 14081. The two grades you will see most often on residential and light commercial projects are C16 and C24.
C16 structural timber The standard structural grade for typical UK residential applications. Suitable for floor joists, ceiling joists, rafters, stud walls and most general carpentry. Strength-graded from European whitewood and redwood. The most cost-effective option for shorter spans.
C24 structural timber A higher-strength, straighter, denser grade. Specified where spans are longer, where the structural calculation requires it, or where a cleaner finish on exposed timber is preferred. Always check the grading stamp on the end of each piece — the grade, certification number, drying status (KD for kiln-dried) and origin should all be visible.
Treated Timber — Use Class Explained
Tanalised (pressure-treated) timber is essential for any timber that will be in ground contact, exposed to the weather or used for cladding, fencing, decking or external joinery. UK treatment is classified by Use Class:
- Use Class 1 — internal, dry. No treatment required.
- Use Class 2 — internal, occasional risk of wetting. Light treatment.
- Use Class 3 — external, above ground (fence rails, cladding, decking boards). Standard pressure treatment.
- Use Class 4 — in ground contact (fence posts, retaining structures). Heavy treatment.
Substituting an untreated piece into an external application is the single most common timber mistake on UK sites. Failures typically occur within 12 to 24 months and are almost never covered by warranty.
Sheet Materials — OSB, Plywood, MDF and Chipboard
OSB3 The standard structural sheathing board for stud walls, flat roof decks and timber-frame construction. OSB3 is moisture-resistant for use in humid conditions but is not designed for permanent external exposure.
Plywood Available in many grades. Use marine ply or WBP-bonded exterior ply for hoarding, shuttering and temporary external work. Don't substitute interior-grade plywood outdoors — it delaminates within months. Birch ply is preferred for visible joinery work.
MDF Used for internal joinery, painted skirting and architrave, and shop fittings. Moisture-resistant MDF (MR-MDF) is suitable for bathrooms and kitchens but is not a substitute for true exterior board.
Chipboard Tongue-and-groove flooring chipboard is the standard structural deck for residential first-floor construction. Protect it from rain on site — even one wet weekend can ruin a freshly laid deck.
Moisture Content and Site Storage
All structural timber should be specified kiln-dried (KD) to an appropriate moisture content for its end use — typically 18% to 20% for general construction and lower for internal joinery. Store timber on bearers, off the ground, under a breathable cover, on a flat compound. Stacked-on-mud timber on a wet site is timber you will end up rejecting.

A good online timber supplier will list grade, treatment class, section size, length and pack size clearly. Order in standard pack quantities where possible — broken packs typically carry a small premium. Schedule deliveries against the build programme so your first fix joiner is not waiting on a kit that arrives a day late.
